You can sublet your room if you take part in an Erasmus exchange program or if you participate in an internship. Be sure to provide us with the contract details of your subtenant so that we always know who is staying in the builidng.
Please note that you remain responsible for the room and paying the monthly rent.
No, unfortunately this is not possible. Our agreements are drawn up for 12 months. So you are also very welcome during the summer period.
In case of violation, the student is expeced to fill in a location description of the premises, supplemented with photos, and this within 14 days after the start of the lease. If this does not happen, we will send someone to complete this together with the student and this costs 25 euros per inventory. A blank copy was sent with the contract or can be obtained via the website: www.kotleven.be. Completed location descriptions will be uploaded via the report button on the website, together with the photos taken within 14 days after the start of the rental contract, stating "Location description, street name and room number". If important changes have been made during the rental period, this will be added to the original location description in an addendum.
The rent includes the rent for the furniture, also the household waste taxes, the household waste container, the maintenance of the common parts, the maintenance of the fire safety facilities and the fire insurance as stipulated in article 6 of the lease.
The annual costs are not included in the rental price and include the cost of hot and cold water, energy consumption, electricity and central heating, but also the internet.
If you, as a tenant, cancel your agreement within a period of 3 months before the commencement date, this will lead to a cancellation fee of 2 months rent. Discuss your reasons for terminating your lease early with us. We will surely find a fair solution together.
We prefer students not to drive nails and screws into the wall on their own. Try to avoid this by using adhesive strips. Do you really want to install an extra shelf? Please discuss this with us first and, if agreed, we will send our DIY team to come and hang up the shelf.

As a tenant, you have agreed by signing the tenancy agreement to submit a dispute about interpretation, implementation or termination of the agreement or a protracted problem with your landlord, to the KUL Housing Service for a reconciliation proposal. No, you cannot keep pets in your room.
No, all our student houses are completely non-smoking. It is forbidden to smoke in your room or in the common areas.
If you have indicated that you wish to stay in the same room for the next academic year, you should not take any action. If you do not wish to stay, or if you would like a different room, you must follow the following guildelines. The rental agreement ends on the agreed date without notice. Unless otherwise agreed in writing, the tenant must completely vacate the room and clean it thoroughly 5 days before the expiring date of the contract. Make an appointment for a room check and return the key. A document 'verlaten van de kamer' was sent along with the contract. If necessary, you can find it here again.
You send your registration certificate before December 1 to our e-mail address [email protected]. If you are no longer in possession of the original document, you can request a duplicate from your university or college.
